Ambassador Real Estate is a an Asset Management and Co-investment platform. We work with selected capital partners by investing in value-add commercial real estate in the regional centres of the UK.

Identifying Opportunities

We source assets with significant development or asset management potential within priority locations or asset classes. We combine our detailed knowledge of the regional markets with our extensive network of contacts to seek out assets where we see the potential to add significant value. We target areas where we anticipate strong growth, and also where we are able to proactively reposition the asset by the creation of modern and innovative spaces.

Our asset management opportunities focus on maximising income through attracting and maintaining a balanced and diverse portfolio of tenants and pushing increases in the rental value through careful and cost-effective refurbishment programmes that make intelligent use of space and deliver high yielding assets.

Structure and Funding

We co-invest our own capital alongside equity partner capital, combined (where appropriate) with external debt to provide ‘funded solutions’. This is particularly relevant where we see value in holding the asset for medium term income and capital growth.

We manage the project on behalf of the asset owner, participating only when a successful return is delivered to our partners, per the investment metrics for each project.

Develop, Let & Asset Manage

We actively manage our assets throughout the period of ownership, working with our contractor/sub-contractor partners and focusing on safety, efficiency and quality. Our intimate knowledge of each asset allows us to drive rental growth, maximise occupancy, respond to changing market conditions, redevelop spaces to maximise returns, and build strong relationships with our tenants and professional advisors.

Exit

We aim to exit through sale at the correct point in the market cycle, or when we believe future market growth is limited, or we have limited opportunity to create additional value, or we see greater value elsewhere. These decisions are made in conjunction with our partners, to maximise investment returns.
